We wanted to provide you with an important update on the wall inspections and ongoing maintenance within Fulton Ranch.
The Fulton Ranch Homeowners Association retained the engineering firm of Engineering Support Services (“ESS”) to inspect and evaluate walls located between Lots and Areas of Association Responsibility (such as Common Area) and walls located between Lots and public right-of-ways (such as streets).

The Inspection Report identifies certain walls within Fulton Ranch that are structurally unsound and require replacement. As you may have observed, the replacement of walls located along Chandler Heights is nearing completion, and temporary shoring has been installed to stabilize structurally unsound walls located along Lake Drive, in an effort to mitigate the risk of potential property damage and/or personal injury.
As a reminder, pursuant to Section 7.6 of the CC&Rs and the attached Rules Regarding Wall Maintenance, Repair and Replacement, Lot Owners are solely responsible for the replacement of walls located between Lots and Areas of Association Responsibility, walls located between Lots and public right-of-ways, walls located between adjacent resident Lots, and walls located between Lots and adjacent properties that are not a part of Fulton Ranch. With that being said, the Association recognizes that the replacement of a wall can be significant undertaking, both in terms of time and expense, and the Board is actively exploring potential ways to assist Owners with the process.
